The chart below says it all: NEW Listings have been above the norm for the last ten months.  New listings data counts listings that are new to the market within the past month and does not include listings that have continued on the market past the month they were listed in.

The rapid climb of new listings started in mid-2005, and the rate since then exceeds any previous numbers, and continues to grow.
